Pricing and Listing Your Property

Pricing: Price your home prudently from the beginning because buyer interest is highest when the house is first placed on the market. A home priced competitively will attract a higher percentage of prospective buyers. A home priced at or below market value will typically generate the greatest number of prospective buyers.

More Buyers = More Competition = More $$$

Listing:

  • You will be asked to review and mark a check list of common household appliances and features such as central air and heat, built-ins dishwasher, etc. Please complete the list carefully as the buyer and possibly lender will rely on it in making a decision regarding your property.
  • You will also be required to declare any significant defects/malfunctions in any of the following:
Interior walls
Insulation
Foundation
Wall/Fences
Plumbing/Sewer/Septic
Ceiling
Roof
Slab
Electrical Systems
Floors
Doors
Sidewalks
Other Structural Components

  • You will be asked to answer questions regarding the condition of the property. These cover various topics including room additions, structural modification, or other alterations made without permits or that do not comply with building codes. There are also questions on slippage, flooding, encroachment, environmental hazards, pending lawsuits, etc.
